Sacramento Real Estate Market Update for March 2024

Home Prices keep going up!  Even with the current interest rates, March brought an increase in average sold home prices in Sacramento County to $598,000, up from $592,000 in February and $570,000 in January.

The average sold price increased by 1% from the previous month, the average sold price increased 7.7% vs the same month 1 year ago (March stats).  Houses are also sitting on the market for less time.  The average days on market in March was 29 days, compared to 35 days in the previous month.  Days on Market in March of the previous year was 46 days, so year over year days on market went down.

The graph below shows the real estate trends for Sacramento County over the last year.  March 2024 had 1,087 single family homes for sale, 1,246 new listings in March and 794 single family homes sold in March in Sacramento County.  Single Family homes sold was down 11.8% compared to March 2023, and up 9.7% compared to the previous month of February 2024.  

The bottom graph shows the average sold price in Sacramento County for March 2024 at 598k, while the average for sale price was 762k, compared to a year ago, March 2023 had an average sold price of 555k and an average for sale price of 778k.
